Sustainability and the Government Response: The Rules Are Changing

The Clean Water Act, The Clean Air Act, The Flood Plain Management Act, Wetlands Legislation, The Endangered Species Act and a host of other federal legislation defined the environmental movement beginning in the 1970s. They created a new playing field with new rules by which to develop and manage communities. Oil dependence, global warming, infrastructure funding deficiencies, carbon cap and trade systems, green buildings, vehicle fuel economy standards, etc are going to be the new language of the 21st century. With this new language will come a new playing field with new rules. Six hundred cities have signed up with the US Conference of Mayors on a sustainability agenda, 35 state governors have outlined plans to respond to global warming and oil dependence, and more than 1,000 pieces of legislation have been introduced in Congress. The local, state, and federal initiatives range from a 50 cent per gallon increase in the gas tax to requirements for energy efficient homes to a carbon cap and trade system. Some of these proposals are going to happen and they will dramatically alter the landscape of development. Join us in a lively discussion with policy makers and developers in a review of what's proposed, what's likely to happen, and how are some developers actually building in the early wave of new regulations.
